Whether the economy is booming or muddled in a standstill, K. Hovnanian Homes remains a leader in the residential real estate market. Despite the economic conditions here in the Chicago area, K. Hovnanian is entrenched as the fourth-largest homebuilder in its sixth year in this region.

The company was founded in 1959 by Kevork S. Hovnanian and maintains headquarters in New Jersey. The homebuilder entered the Chicago market in 2005 when it purchased Town and Country Homes, a private residential builder with a 50-year history of its own. The Chicago division was rebranded as K. Hovnanian earlier this year.

A lot has changed in the residential market since 2005, but Andy Konovodoff, president of the Chicago division, says K. Hovnanian has the ability to adapt and adjust to volatility as it happens. The company closed 1,240 homes in 2005, according to Konovodoff, and K. Hovnanian expects to close 160 this year.

While that may seem like a drastic drop, Konovodoff says it reflects realistic expectations for the new economic realities in the real estate industry. For instance, a 2,500-square-foot single family home may have sold for more than $300,000, while the same property retails for between $230,000 and $240,000.

“In 2005 when K. Hovnanian entered the Chicago market by buying Town and Country Homes, we built 1,230 homes and were the fifth largest builder in the market. Now we are building 160 units per year and we are the fourth largest builder in the market. That is how things have changed,” Konovodoff said.

National home building company K. Hovnanian Homes hopes to turn the $600 in tax revenue that DuPage County receives each year on the Meijer property into $1.5 million, ideally.Auburn

That’s according to the company’s land acquisition manager, Scott Barenbrugge. Wednesday evening K. Hovnanian representatives met with Lisle residents at Grounds for Hope Cafe to review their vision for a single-family development in the lot surrounded by Benedictine University, the Green Trails neighborhood, and Green Trails Shopping Center on Maple Avenue. Homes would list between $300,000-$500,000 (with smaller plots running from the low $300,000 – low $400,000 range; and larger plots selling from the low $400,000 to mid $500,000), which developers believe would ‘reinforce existing home values.’

“Sold prices for the entire community are projected to average $450k, and the majority of the homes are projected to close in the $350-600k range,” Barrenbrugge said in an email statement.

Attorney Russ Whitaker said the company filed its application for the proposed project, dubbed Arbor Trails, with the Village last week. He said he expects the public hearing process to begin on Feb. 15.

U.S. home prices fell in October all over the country, with Chicago real estate prices among those dropping the most.

The Standard & Poor’s/Case-Shiller home-price indexes were released on Tuesday to show that 19 of the 20 largest U.S. metropolitan areas reported lower home prices from September, and 18 of the 20 experienced year-over-year declines.

In Chicago, home prices fell 1.8 percent from September to October. Compared to October 2010, our home values are down 4.8 percent. We are one of the cities marking the biggest drops.

“Atlanta and the Midwest are regions that really stand out in terms of recent relative weakness,” said David M. Blitzer, Chairman of the Index Committee at S&P Indices. “Atlanta was down 5.0 percent over the month, after having fallen by 5.9% in September. It also has the weakest annual return, down 11.7 percent.
